ATTENTION:PLEASE CONSIDER THE FOLLOWING BEFORE INQUIRING ABOUT ANY ISSUES:
- REMEMBER THAT YOUR SIGNATURE ON THE LEASE SYMBOLIZES YOUR AGREEMENT TO LIVE IN THE PROPERTY IN ITS CURRENT CONDITION, PROVIDING THAT IT IS CLEAN AND TIDY THE DAY YOU MOVE IN. NO ADDITIONAL “UPGRADES” WILL BE MADE AT YOUR REQUEST. HOWEVER, IN THE EVENT OF FAULTY EQUIPMENT, THE LANDLORD WILL BE RESPONSIBLE FOR FIXING OR REPLACING THE EQUIPMENT.
- USE YOUR BEST JUDGEMENT BEFORE CALLING THE LANDLORD OR PROPERTY MANAGER WITH A PROBLEM OR CONCERN.
- PROBLEMS YOU CAN HANDLE ON YOUR OWN: Broken window, carpet spill, ants in the kitchen, clogged toilet.
- CONTACT THE LANDLORD IMMEDIATELY: Broken pipe, fire, major structural damage, clogged or overflowing sink.
- MAKE A “FIX LIST” FOR THE LANDLORD: If there are non-urgent issues that eventually need to be addressed (slow shower drain, leaky faucet, broken plug outlet). Put these items on a “fix list” and email it or send it with the rent check at the beginning of the month so that the Landlord can handle the problems all at once.
- IF THERE IS AN ISSUE THAT THE LANDLORD NEEDS TO FIX, PLEASE CONTACT THE LANDLORD SO THAT HE CAN MAKE THE APPROPRIATE ARRANGEMENTS. DO NOT HIRE SOMEONE FOR THE PROBLEM AND THEN CHARGE THE MAINTENACE FEE TO THE LANDLORD. THE FEE WILL NOT BE COVERED UNLESS CONSULTING WITH THE LANDLORD FIRST.
